Neighboring Wildlife Habitat To Be Protected at Master Planned Community Grand Cypress Preserve

Oakley, Calif. (June 17, 2022) Dotted with wildflowers and tall windswept grass, the open landscape of the Northern Preserve – a 254-acre wildlife conservation habitat – will soon be joined by Grand Cypress Preserve, a master-planned community offering new homes featuring a wide variety of architectural styles and designs coming soon to Oakley, California.

“We are proud to be the environmental stewards of this beautiful Northern Preserve open space and are excited to see families put down roots at Grand Cypress Preserve. We know they will appreciate all the pleasures that this breathtaking rural sanctuary can offer,” said Ziad Ghandour, CEO of TI Capital.

The Norther Preserve is protected by a conservation easement of just over approximately 254 acres and will be preserved and managed in perpetuity, Ghandour said. It includes the preservation of 76.3 acres of waters of the U.S., which accounts for approximately 57 percent of the waters and wetlands within the Grand Cypress Preserve area. It is located on the delta floodplain of the Sacramento-San Joaquin Delta.

The topography is relatively flat with the exception of a series of sand mounds that trend in a northwest-southeast line. Additionally, there is an abundance of plant diversity in the Preserve that includes saltgrass, pickleweed, Congdon’s tarplant and Baltic rush. Where adequate amounts of water gathers, there are stands of Himalayan blackberry.

And while the Northern Preserve habitat may not be open to the public and accessible to residents, the Northern Preserve’s quiet isolation ensures that the community will enjoy a healthy co-existence with Delta Wildlife.

Tucked inside the charm of the beautiful city of Oakley, Calif., the Northern Preserve and the Grand Cypress Preserve master-planned community will embrace all the grandeur of the outdoors for a life that balances both the modern and the natural.

“There are so many incredible opportunities to fully enjoy and seamlessly blend all of the Northern Preserve treasures into life at Grand Cypress Preserve,” Ghandour said. “The sprawling natural preserve will surround future residents with lush foliage, generous open-air breezes and big, broad skies built perfectly for sunsets.”

Grand Cypress Preserve is a large-scale, and density-diverse master-planned community that will serve the needs of Contra Costa County as well as offer approximately 3,000 homes spread over several new neighborhoods, each with their own distinct personality and style.  It will also include a gated active adult village featuring lifestyle homes and amenities. All future residents of Grand Cypress Preserve will enjoy private and public amenities such as parks, trails and community centers, an eclectic mix of beautiful neighborhoods, and the 254-acre wildlife conservation habitat, known as the Northern Preserve.
